About the Property
Joie de Vivre sits directly on Baie Rouge Beach in Terres Basses, on the French side of Saint Martin, with the sand close enough to make shoes feel faintly ridiculous. Reimagined as a polished beachfront estate, the villa pairs bright coastal interiors with the kind of outdoor living that makes time behave badly: one lunch turns into another swim, one sunset drink becomes dinner under the gazebo.
The main house is fully air-conditioned and arranged for easy, elegant days by the sea. The living and dining areas open to the terrace and garden, with fans, shutters, and exterior doors that let the Caribbean air do some of the work. The kitchen is properly equipped for long breakfasts, private dinners, or that one guest who insists on making fresh juice before the beach. There is a wine fridge, coffee machine, blender, toaster, dishwasher, oven, stove, microwave, cookware, dishes, and silverware.
Outside, the private pool is the villa’s social compass. It is salt-water treated, can be heated at an additional cost between April 15 and December 16, and is framed by pool chairs, umbrellas, a pool bathroom, outdoor shower, terrace, patio, garden, and barbecue. The setting is made for sunset, and Baie Rouge does not exactly whisper about it.
The villa sleeps up to eight guests in four bedrooms, each with its own en-suite bathroom. Three bedrooms in the main house have king beds, while the private cottage has a queen bed for guests who like a little extra hush. One king bedroom also includes a sofa bed. Room-darkening shutters, quality linens, bath towels, beach towels, hair dryers, hangers, safes, and hot water are all provided.
Joie de Vivre is also unusually well prepared behind the scenes. The property is gated, has a private entrance, parking, a security system, safety equipment, a generator, city water and cistern supply, 110V US plugs and 220V EU plugs, and even an Automated External Defibrillator device. It is wheelchair accessible, accepts infants and children, and has a no smoking or vaping policy inside the villa.
Guest service is folded neatly into the stay, with complimentary airport arrival and departure transfers, a welcome box upon arrival, housekeeping, and a personal Guest Experience Specialist. For slower evenings, there are board games, a sound system, Smart TV, Wi-Fi, and a karaoke machine, which may or may not reveal the real personality of your travel party.

Perfect! — We had an amazing time at Joie de Vivre villa in St. Maarten - the property itself was perfect with the pool - beach front access and the cherry on top was our concierge - she made our stay even more special.
Best Vacation Ever — This was our best vacation ever! The property was absolutely breathtaking! The villa is perfectly-appointed, including wired to play music from your phone anywhere you are, and it is located on a quiet and gorgeous stretch of beach with a private entrance and beach equipment provided. There is a beautiful floral garden surrounding the house, and the pool, hot tub, and outdoor seating areas provide multiple places to relax. There isn’t a vantage point anywhere on the property that doesn’t provide a picturesque view. Renting this villa was the best experience! They answered all our questions and gave helpful advice, provided a welcome basket, pre-stocked the kitchen with our grocery order, provided the best concierge services, picked us up with a warm welcome from the airport, greeted us on arrival with a tour of the home and amenities, utilized the best housekeeper, arranged for private Covid testing for our return trip (which was so efficient that it took all of five minutes of our vacation time), facilitated constant and quick communication, and immediately addressed any issue that arose, which made this the most restful, perfect vacation ever!!! Book this property if you want the best vacation of your life!
Living in a dream — Our stay at Joie De Vivre in St. Martin was absolutely unforgettable. The location is everything—short walk from the crystal clear water and white sand. Waking up to the sound of waves and watching the sunset every evening felt like living in a dream. The house itself was well-appointed, clean, and comfortable, with modern amenities and a laid-back island charm. The kitchen was fully stocked for days we wanted to cook in, and the open-air living space made it easy to enjoy the sea breeze throughout the day. One of the highlights was the outdoor space—loungers, grill, pool and even a shaded dining area where we enjoyed meals with a view. The beach was quiet and private, perfect for swimming, snorkeling, and just unwinding. Communication with the host was seamless, and they provided great recommendations for local restaurants and activities. The location was also convenient to nearby towns like Marigot and Grand Case, which made exploring the island easy and allowed us to dine at some incredible restaurants. If you’re looking for a relaxing beachfront getaway with unbeatable views and island charm, this is the spot. We’re already planning our return!

The real star is the outdoor space — We were lucky enough to stay at Joie De Vivre with a small group of friends for a few days. The experience was truly incredible. From the moment you enter the property it feels like your very own private resort. We joked we wouldn't have to leave the property to enjoy our trip if we didn't want to. The main house offers plenty of space for entertaining and hanging out. There is a beautiful kitchen where we made breakfast each morning and gathered to plan our day. There are four awesome bedrooms all with en suite bathrooms. Every room seems like a private getaway. The real star of Joie De Vivre is all of the outdoor space. The pool seemed to always be the perfect temperature and the lounge area was perfect for hanging out. Grilling by the pool was the perfect way to have a relaxing afternoon. The outdoor dining/lounge area off the living room was my favorite part. It is a huge space with stunning views of the ocean and sunset. The property also has private access to a beautiful and quiet beach. It was so nice to go between the property and beach so easily. The entire property feels so spacious yet intimate. I cannot recommend Joie De Vivre enough!
Perfect for our family — Villa Joie de Vivre was perfect for our family of 6 (3 couples) with space enough for us to all have our privacy and common spaces for us to gather. Our housekeeper did a great job taking care of us without being too obtrusive, and our concierge checked in with us every day to see how he could help and helped solve a couple of minor maintenance issues that arose while we were there. The location between Porto Cupecoy and Marigot was fantastic and the setting on the beach was spectacular. Everything was in excellent condition and we made great use of the beach, pool, hot tub, kitchen, stereo/sound system, etc. We would definitely consider returning to this villa.
Paradise! — What an incredible week we had at Villa Joie de Vivre! From the time we pulled through the gate, it felt like paradise. We were greeted by our concierge, who helped us with anything needed during our week stay. The house was absolutely perfect for our group of 8. We really enjoyed spending time together in the upper gazebo sitting and dining area, especially for the sunsets! The pool area offered a great option for those wanting to swim, lounge out, or stay in the shade under the pool gazebo. The beach made us feel like we were on our own private island, with beautiful white sand and crystal clear water. The house was everything anyone could ever want or need. The house was also in a great location, with amazing restaurants close by! We would highly recommend this house to anyone wanting an unforgettable vacation in St. Martin!
