Villa Vittoria sits directly on the white sand of Simpson Bay, along the southern coastline of Dutch St. Maarten, with the Caribbean Sea taking up the view like a very persuasive argument. Arrival sets the mood properly: wrought-iron gates, a calm courtyard, greenery, and a private outdoor pool before the house opens into a bright two-story foyer with twin curving staircases. Inside, the main living area is open and airy, with a fully equipped kitchen, granite breakfast bar, formal dining space, comfortable lounge seating, TV, and broad glass doors that pull the eye straight back to the sea.
The covered terrace is made for the unhurried parts of the day: coffee before the beach wakes up, lunch in the shade, a barbecue dinner, or drinks at sunset when Simpson Bay starts doing that glittering Caribbean thing it does so well. Just beyond, a beachfront deck with loungers places you steps from the water, no shuttle, no planning, no shoes if you would rather not.

Highly reccommend — There’s no denying how amazing this home is. Exactly as shown, beach front property 6 bedrooms, 2 downstairs and 4 upstairs, 4 rooms with its own bathroom and 2 rooms shared bathroom. A pool in the front of the house and beach in the back. It was perfect in windy days where we couldn’t enjoy the beach, so we were able to avoid the winds in the front and could lounge by the pool. Communication was 5 stars. Starting months before our trip, several excursions, massages, chef, rental cars everything you can think of was offered. It was even better once we arrived. Our host messaged us before arriving and every day while there. We had several recommendations of things to do and places to go. Even a repair was needed in a bathroom which was fixed right away. The maintenance and housekeeping came by daily which was perfect. Normally I would not request daily cleaning but with such a large group of 11, it was definitely needed. Highly recommend this home, it will not disappoint.
Very nice — The Villa was very nice. The pictures are accurate. It’s a very nice spot on Simpson Bay. If you’re renting this villa for the beach, you’ll enjoy it. If you’re renting this villa for the pool, find another property. The tiny pool is at the front (entry) of the villa, not on the rear deck or beach. The pool faces the back of the SXM airport runway (yes you do hear the planes departing but it’s not all day and none at night) so the pool has absolutely no view of anything...Fortunately, all our group, except one were beach people and didn’t go for the pool... There is no heater on the spa/hot tub so if you’re counting on that, find another villa. The villa was clean and well furnished. The beds were very comfortable, the housekeeping service was good. You couldn’t get much closer to the beach, it was a great spot on Simpson Bay and Mary’s Boon was a short walk down the beach for a drink if desired. For our group of 7, all but one had a great time and enjoyed our stay. As with any Caribbean island, we always have a rental car to beach hop, shop and explore the island.
The place is outstanding! — View from the living room and master bedroom is one of the best I have ever seen. We have been there with 11 people but the house is so big with many chill out places so it was never crouded. All materials inside are top level: good beds, good kitchen, perfect beach, terrace with fresh water shower, beach towels, excellent cleaning service 6 days per week, excellent concierge service, welcome pack, pick up from airport. Much more then we have expected. Location next to airport seems to be a minus but it isn't. The big planes come in the afternoon and we where waiting for it to see them landing and starting. night and morning no flights. We love this house!
Perfect property & location — The property and location were exactly what we needed for our 9 person group. We love Simpson Bay and have been back 20+ times over the years. This house had everything we needed for our vacation. It needs some usual repairs, but nothing that caused any problems. Highly recommended !

Amazing — This home was amazing and on one of the nicest beaches I saw in st Maarten. I was able to take advantage of her skis, a private charter, zip lining, and traveling to all the beaches in the island. This was an absolutely surreal experience and most amazing place to call home for my 9 days on the island.
Luxurious — The pictures on the website do not due justice to the Villa, it is BEAUTIFUL! It has a well-stocked kitchen that made cooking meals, or frozen drinks, easy with all the equipment. The plunge pool was bigger and deeper than we imagined and 6 of us enjoyed it every afternoon. The daily cleaning service and pool cleaning were bonuses. The house was very secure with its iron gates in the front and back and metal shutters in the back (protection from storms). The beach and ocean were so clean and the fact that we walked down 3 steps to paradise was unbelievable. If you want the feel of luxury and a private pool and beach, this is the place to stay.
Local knowledge 10/10 — Dealing with our concierge was an amazing experience. She was quick to respond and provided all the details that made this trip a true experience! When I travel I like to live like the locals! She ensured I did! I highly recommend this company!
Perfect beach! — We had a wonderful stay at Villa Vittoria! The property is beautiful and luxurious, as advertised, and the beach location is perfect - no rocks, but the softest sand and the clearest blue water! The great thing about this property is its location not too far from many activities, bars and restaurants, while still being in an exclusive, quiet, lovely location away from crowds. We experienced excellent communications with the concierge, who was proactive and responsive to whatever requests we had. Housekeeper was great - all bedrooms and common areas were spotless and cleaned daily. Complimentary ride to and from airport was a nice perk as well. Would highly recommend for any family looking for an experience to cherish!
